Some highlights of the house condition and work to date:
- House was previously hydronic heat with oil boiler; radiators and pipes have been removed (most were burst in multiple places) but boiler and oil tank remains.
- New 50-gallon electric water heater, Manabloc, and PEX plumbing installed throughout house
- Much of the older house wiring has been replaced in a "roughed-in" state (wire pulled from outlet boxes to hang near breaker panel. Breaker panel is old and undersized and will realistically need updated from 100A to 200A, especially to support baseboards.
- Several rooms are in full / complete "rough-in" state with old wall coverings / ceilings torn down, new electric / plumbing run, ready for finishing. Other rooms are in good shape as is, aside from a coat of paint or minor finishing
A lot of parts / materials are purchased and included. A partial list includes:
1. Drywall (appropriate mix of regular 1/2" for bedrooms / living areas and moisture-resistant drywall for bathrooms is purchased and
2. Tub / Surround
3. Baseboard heaters + thermostats for all rooms
Of note, there is also a separate rear shed and a single-wide trailer on the lot; both are in rough shape. We were planning to have a demolition company just remove both but didn't get this completed. Of note, the trailer title was dissolved after our purchase, so the lot technically only has one residence.
