Professional looking for apartment or small house to rent (State College)

Greetings,
I am a 30 year old professional (who works 90%+ remotely) who is looking for either an apartment or small house to rent in the State College area. Below are my preferred terms:
Term: Preferably month to month, but willing to commit to a longer term if needed. Rent to own possibility would be awesome but not required.
Furnishings/Property Quality: Furnished preferred, not required. Not picky otherwise - if you have a space that's livable/functional but are still renovating parts of it, I'm fine with that (and may be willing to help depending).
Roommates: One of the few non-negotiables is that I won’t live with roommates or housemates.
Rate: I'd prefer a monthly rent around $1,500 before utilities, but will discuss higher. Obviously happy to pay a deposit, and if we do a month to month term I'm willing to pay a deposit+1 month in advance.
Parking: I have one car that I'd need a parking space for.
Misc. needs: High speed reliable internet and reliable power (Glo Fiber/fiber optic internet would be a huge plus, but is not required).
I do not have pets, do not smoke, do not throw parties, do not listen to loud music, etc.
